This agreement will be sent to you once full payment is received. It
can serve as an additional receipt beyond what you receive from
Paypal. I will fill in the blanks once we have settled on dates.
Please read this agreement thoroughly - I strictly adhere to it. This is
for your and my protection!
This agreement, made between the parties, _____________, et al, further referred as the RENTER, and,
David Chambers, further referred as the OWNER, stipulates the agreed responsibilities of the Parties.
• RECEIPT OF PAYMENT BY THE OWNER AUTOMATICALLY ACTIVATES THIS AGREEMENT.
• The Owner shall rent out the apartment (XX W 46th Street, Apt. X, New York, NY 10036) to the Renter for
the period starting X 20-- and ending on X 20-- for the price of $____. A refundable security deposit of $___ is
also required. If the payment is made through Paypal via a credit or debit card an additional 3% of the total is
required. Full payment was made on XX 20--.
• The security fee shall be returned to the provided all terms of this agreement are met. The fee shall be
returned to the Renter within one week after the last date of the rental.
• The utilities and cable modem are included in the price. The Renter is obliged to bring their own mobile
phone since there is no landline. The Renter is also obliged to bring their own laptop in order to use the cable
(broadband) modem.
• Use of all furniture, sheets, towels, etc. is included in the price.
• The Renter will be allowed to use all the property of the apartment for the above-specified period of time.
• The Renter is obliged to return the apartment in the same condition as given. This includes the following:
- all dishes are to be washed properly and put away
- all dirty sheets, towels, pillowcases and duvet covers are to be placed in the laundry bin in the bedroom.
- floors should be swept of any debris and mopped if necessary
- all garbage removed in accordance with the ‘Apartment Information’ sheet
- counters in the kitchen and bathroom wiped clean of any debris
- all furniture placed back in as near as possible back to it’s original position
Failure to complete the above will result in $75 being deducted from the deposit.
• There is NO SMOKING. Smoking in the apartment will mean loss of the full deposit
• Failure to return the keys – or loss of keys – will result in a $150 deduction from the deposit. If the keys
are mistakenly removed from the apartment, the deposit will not be returned until the Owner has received the
keys, at the Renter's expense.
• Any items left behind in the apartment shall be returned by the Owner. A minimum $25 charge will be
deducted from the deposit and this will increase if the item requires additional shipping fees.
• Any item(s) damaged should, if possible, be replaced by the Renter prior to the end date of the
sublease. Such replacement item(s) must duplicate the style, color, and size of the original item. If this is not
possible, the FAIR replacement value will be deducted from the deposit by The Owner. The value will be
determined by The Owner and The Renter agrees to that cost. The Owner will be obligated to provide receipt
(s) if requested by The Renter.
• If the Renter chooses not to rent the apartment after payment has been made, the Renter agrees to
notify the Owner as soon as possible to that decision. The Renter also agrees that if the Owner can find no on
else to rent the apartment for the agreed upon time frame, the Renter shall forfeit the rental fee. The Owner
shall return the deposit. If the Owner finds another suitable tenant, the entire payment will be returned,
provided the new tenant takes the apartment for the same time period. If the new tenant takes it for less time,
the Owner shall retain a fee from the Renter of $250/night to make up the difference.
• If the Renter leaves earlier than the time period, regardless of reason, the remaining rental fee is
forfeited.
• Nothing in this agreement is altered due to Acts of God, terrorism, illness or travel related issues.
